We are now heading into the Fall season in our Vancouver real estate market. We have seen a lot of foreign chinese buyers coming from mainland China purchasing homes in Vancouver Westside, Vancouver Eastside, Richmond and even into South Surrey/White Rock. With bidding wars with local residents resulting in homes selling much over asking price. For example: A Point Grey home listed at $1,999,000 earlier this year was sold for $501,000 over the asking price, which resulted in a sale price of $2,500,000. This indicates, housing prices in the prominent Westside Vancouver area to rise.

What are chinese buyers looking for?

3. Land lots that are flat and not on hills

You want to buy a fixer upper in Vancouver and see what you can sell it for? Here are some great tips if you're in the market for purchasing a fixer upper home. If you're willing to put in some elbow grease, research and be patient - buying and selling a fixer upper can be a rewarding experience.

  Decide which neighbourhood/area you want to purchase the property. Make sure you differentiate between whether you want to live in or sell/flip the property once you are finished restoring it.

  Look for a Realtor® who specializes in buying and selling fixer uppers in your area. Your specialist should be able to find you fixer uppers that are not on the market and know of sellers in the area that are looking to sell their properties.

  Location, location, location! It's true and real estate's mantra! Make sure you search in up and coming areas in your neighbourhood. Especially ones that have appreciating house values. How do you tell? New developments in the area (condos/townhouses), new shops and restaurants are popping up in the area. This is a good indication of areas that are appreciating in value.

  You can find local listings of foreclosed properties in your city. This is when banks or municipalities have taken ownership over the property, they are almost always eager to sell so they don't lose too much on the home.
